That code ratio has a second version. It becomes 1 to 300 when the venting is balanced properly between intake and exhaust. Either way it is a number, not a judgment call.

The same root cause, in all four seasons

Why nobody told you

To be fair to the crews, ventilation is invisible from the street. It is a code item nobody measures after the job. So it is the easiest line to drop when two companies compete on price alone. Plenty of the people leaving it off were never taught that the ratio is a code number.

Here is the check that costs nothing. Stand in your attic on a hot afternoon. More than about twenty degrees above the outside temperature means you have found the thing that matters most.

Utah's sun ages your roof faster. Living higher up does not.

Half of this one is true and half of it is a story people repeat. Worth separating, because they point your attention in different directions.

The sun is real

Cloudless summer days drive the oils out of the asphalt, and that is genuine wear. Utah's dryness matters here mostly because dry air comes with clear skies. Clear skies mean more hours of direct ultraviolet exposure landing on your roof.

The granules on a shingle are its ultraviolet shield. So granule loss is the point where sun damage starts speeding up rather than the point where it starts.

The altitude is not

People up the canyons get told mountain sun is brutal and they should expect to replace sooner. What we actually see is the opposite. Those roofs tend to last a little longer, because it is cooler up there. Temperature drops roughly 5 degrees for every thousand feet of elevation.

This one is worth correcting rather than letting slide. If someone tells you the mountain is aging your roof and it is not, your attention just got spent on the wrong thing. Attention is the one thing a homeowner has a limited amount of when a five figure decision lands.

So where should the attention go?

Elevation does change your roof, just not through sun. Up high it means snow load, the grade of ice barrier under your valleys and eaves, and wildfire code. Those are the real mountain differences, and each one is checkable.

Everywhere in Utah it means ventilation and which direction your roof faces.

One practical note on materials. Sun fading is mostly cosmetic on asphalt shingles. On a metal roof, color choice decides how the house looks in ten years, and red fades fastest here. Ask to see a sample that has been outside for a few years rather than a chip from a binder.

None of that is a reason to fear the wind. It is a reason to fasten for it. The zone is a fact about your address. The roof is a choice you get to make.

What should change if you live in wind country

Three things get chosen against the zone rather than off a default. The fastening pattern, the wind rating of the shingle, and the soffit details. Ask any bidder which wind zone your address sits in and what they are doing differently because of it.

A company that quotes the same roof in Herriman and in a sheltered valley neighborhood has not asked the question.

One more thing worth knowing. Most shingle wind warranties stop covering wind damage around year 15, well before the shingles look worn out. So an older roof in a wind corridor is carrying more exposure than its paperwork suggests.

Snow load is engineering, and ice dams are a heat problem

These two get talked about together and they are completely different problems. One is about your structure. One is about your attic.

Snow load: usually not your worry

If your home was built to code for its location, the design snow load is already baked in and the margin is real. Two Utah houses built to the same code can be engineered for very different weights, because the number comes from your specific location.

The structures worth worrying about are the ones nobody engineered. The weekend carport. The patio cover. The addition that never saw a permit. Those are where snow load becomes a real question.

Warning signs of an overloaded structure are new sagging, doors that suddenly stick, and fresh cracks appearing after a heavy storm.

Snow load is a published number, not a contractor's guess. Your city building department has it, and the national standard behind it is ASCE 7. Ask for the number, then ask each bidder what they are doing about it.

Ice dams: made by your house, not the weather

Snowpack melts from underneath, where it touches your shingles. The heat doing that melting is escaping from your attic. The meltwater runs down to the eave, which is cold because there is no attic under it, and refreezes there.

That ridge of ice backs standing water up under the shingles. Shingles were never built to hold water back uphill.

So prevention is a heat-loss job, not a roofing job. Air sealing the ceiling plane matters more than adding insulation, because escaping warm air carries far more heat than conduction does.

What the ice barrier under your shingles does

The residential code requires an ice barrier at the eaves in areas with a history of ice forming there. It has to extend at least 24 inches inside the exterior wall line.

That barrier limits the damage when a dam forms. It does not prevent the dam. It is a backup, not a solution, and the difference matters when someone quotes you one as a fix.

Ice dam risk climbs with elevation, which is why Park City, Kamas, Midway, and Heber see it as a yearly event rather than a surprise.

A Midway roof and a Lehi roof are not the same roof

This is the one place where the more expensive answer is usually the correct one. It is uncomfortable to say, because it sounds like every upsell a homeowner braces for.

So check it yourself. Every reason is public.

The valley and the mountain are not the same climate wearing different hats. A house in Midway takes snow loads and freeze-thaw cycles that a house in Lehi will never see. Materials that are perfectly sensible down here become the wrong economy up there.

I do it anyway because the reasons are all checkable. A house in Midway takes snow loads and freeze-thaw cycles that a house in Lehi will never see. The failure from cutting that corner does not appear for a few winters, which is what makes it such an easy corner to cut.

But the thing I care about most in this state is not up the canyon. It is above your ceiling.
