These four complaints arrive separately, in different seasons, and usually send people to different contractors. They are normally one problem.

The upstairs will not cool down

The air conditioner runs all day. The top floor stays hot well after sundown. An HVAC tech comes out and finds nothing wrong with the unit, because nothing is.

Water on a dry winter day

It has not rained in two weeks and the ceiling is wet. In bad cases every nail in the roof deck overhead is dripping, with frost on the tips.

Ice over the front door

A ridge of ice builds at the eave every January, and water starts backing up under the shingles behind it. Someone offers to chip it off again next year.

A denied warranty claim

The shingles are curling at year ten. The paperwork is in a drawer. Then somebody goes in the attic and the coverage turns out not to apply.

One cause sits behind all four. The attic is not breathing, and it has not been since the day the roof went on.

Why this is worth your afternoon

Because the odds are better than even that it is your house. About 90 of every 100 Utah attics we open up are not moving the air the code calls for.

And because it is cheap to fix relative to what it costs to ignore. This is one of the most fixable problems in roofing. It just has to be found first, and nothing in your house is going to announce it.

Attic ventilation is two halves, and Utah roofs are usually missing the bottom one

Almost everybody knows attics have vents. Far fewer know that the system only works if air can get in as well as out.

Air comes in low, warms, rises, and leaves high. That movement is what carries the day's heat back out of your attic, and it is what carries moisture out in winter.

Take away the intake and the whole thing stops. Exhaust vents with nothing feeding them cannot pull air out of a sealed box. The attic just sits there, holding whatever the day gave it. Intake is the half most Utah roofs are missing.

Why intake is the half that goes missing

Three plain reasons, and none of them involve anybody being dishonest.

  1. You cannot see it from the driveway. Ridge vents are visible on the roofline. Soffit intake is tucked underneath and out of sight.
  2. Nobody counts it. Most bids never mention intake vents at all, so it is the easiest line to drop when two companies are competing on price alone.
  3. It gets buried later. Blown insulation piles up at the eaves, which is exactly where the intake sits. More on that further down, because it is the most common way a good attic goes bad.

What this has to do with your shingles

An asphalt shingle is protected on two sides. The granules on top block the sun. Airflow underneath carries heat away from below.

Lose the airflow and the shingle bakes from underneath every day of its life. That is why ventilation belongs in a conversation about roofing rather than in one about heating and cooling.

The ventilation ratio is a code number, and nobody measures it

Here is the part that explains how this became normal across an entire state.

Attic ventilation is not a judgment call or an upgrade. The residential code sets a ratio, and Utah adopted the 2021 International Residential Code.

That last number is the one that matters. A city inspector verifies that the permitted work happened. Nobody runs the intake and exhaust math against your attic's square footage.

So an under-ventilated roof passes inspection every day of the week. Homeowners who did everything right, pulled the permit, and got the sign-off are told years later that their attic fails the one ratio the code actually spells out. Both things are true at once.

Building code is a floor, not a standard of care

Code is the bare minimum for standing up a structure. It is not the same as the right way to do it. And in this case, even the bare minimum goes unmeasured.

Who does check

Only the company you hire, and only if they choose to. To be fair to the crews who did not, Utah licensing never required anyone to learn this. Nobody was taught that the ratio is a code number rather than a rule of thumb. No inspector was ever going to stop them.

But you are the one living under the result for the next twenty years. So the question has to come from you.

Ask any bidder three things in writing. What intake do I have now. What does the ratio require for my attic. What are you adding to get there.

A hot attic keeps heating your bedrooms long after the sun goes down

The signature symptom is not that the upstairs gets hot. It is that it stays hot after dark.

An under-ventilated attic cooks your house like a phone book left in the oven. The heat soaks in all day and keeps radiating out long after the source is gone. Your bedrooms are directly underneath it.

The hottest attic ever measured on one of our assessments was 180 degrees. No air conditioner on earth wins against that from below.

How to tell the attic from the air conditioner

This sorts itself in one afternoon and costs nothing.

  1. Take a thermometer into the attic on a hot day.
  2. Compare it to the outside temperature.
  3. Within about twenty degrees means the attic is healthy. Call the HVAC company.
  4. Far past that and the roof system is your problem.

Why families spend a whole summer on the wrong thing. The symptom is a hot bedroom and a struggling air conditioner, so everyone stares at the machine. Thermostat wars, window units in the kids' rooms, an HVAC tech out twice who found nothing wrong. He was right. The unit is fine. Nobody thinks to look up.

What it is doing to the roof at the same time

The discomfort is the part you feel. The wear is the part you pay for later.

Every one of those hot days is aging the shingles from underneath while Utah's sun ages them from above. A roof over a properly vented attic reaches the slow end of its lifespan. A roof over a hot one does not, no matter which shingle you bought.

That is why a mid-range shingle over a vented attic will outlast a premium one over a hot attic. It is also why budgeting the ventilation before the material upgrade is the better order to spend in.

The same attic drips on a dry day and builds ice at your eaves

Winter turns the identical problem inside out. Now it is moisture instead of heat, and it comes from inside your own house.

Water that is not a leak

Warm, moist air rises out of your living space. It hits the cold underside of the roof deck and condenses there. The water forms inside the attic rather than coming in from outside.

In bad cases every nail overhead is dripping, with frost on the tips, while the sky outside is bone dry.

How to tell condensation from a real leak. Condensation appears evenly across the underside of the roof deck and at nail points. A genuine leak follows a single path from one failure. The difference changes who you should call and what it should cost.

Utah's dry climate does not protect you here, because the moisture is not coming from the weather. A winter's worth of showers, cooking, and laundry gets pushed upward into an attic that cannot breathe it out.

Mold, in one of the driest states in the country

People assume mold is a Gulf Coast problem. Then you open a Utah attic hatch in January and find sheathing black with growth and insulation damp to the touch. The house made that weather all by itself.

Mold can start growing on wet material within 24 to 48 hours. Wood that never fully dries in a closed attic keeps feeding it.

Ice dams are the same story, one step further

Heat escaping into the attic melts the snowpack from underneath, where it touches the shingles. That meltwater runs down to the eave, which is cold because there is no attic under it, and refreezes.

The ridge of ice backs standing water up under the shingles, and shingles were never built to hold water back uphill.

So the ice hanging over your door was not made by the weather. It was made by the heat leaving your house. Until that stops, the roof keeps producing meltwater every time the sun comes out.

Poor ventilation is written into shingle warranty exclusions

This is the cost that stays completely invisible until the exact moment you need the coverage.

Shingle manufacturers exclude damage caused by inadequate ventilation. It is not hidden. The GAF Roofing System Limited Warranty names it directly in what it does not cover.

The exclusion does not cancel your whole warranty. It removes coverage for exactly the failures that under-ventilation causes, which are the failures you are most likely to have.

The timing is what makes this brutal. Homeowners find out at claim time, years after the roof was installed and paid for. The roof is a decade old, the shingles are curling, and the paperwork is in a drawer. Everyone is certain they are covered. Then someone goes in the attic.

Nobody in this chain is hiding anything

The manufacturer printed the exclusion right there in the document nobody reads. The crew that never learned the ratio is a code number was not setting out to strip your coverage. It is a gap that everyone walks past.

Which means a Utah homeowner can buy the best shingle on the market and still get caught. The warranty will not cover the way that roof is actually going to fail.

The one page that protects you

On the day you sign for a new roof, ask for your attic's ventilation numbers in writing. Your intake, your exhaust, your attic square footage, and the ratio they produce.

Keep that page with the warranty. Nobody can reconstruct it years later, which is exactly why it is worth having on day one.

If your roof is already on

You are not out of options. Get the attic assessed and get the numbers now. Adding intake, balancing exhaust, and clearing buried vents is real work but it is a fraction of a new roof. Documented afterward, it also puts you back on the right side of the exclusion going forward.

New insulation often buries the intake vents that were working

Here is the most common way a Utah attic gets worse, and it usually starts with someone trying to make their house better.

A homeowner pays for blown attic insulation. The house gets less comfortable. They assume they were sold something that did not work.

The insulation usually worked fine. It just landed on top of the intake vents at the eaves. The attic quietly lost the airflow that was carrying the day's heat back out.

Insulation and ventilation do two different jobs. Insulation slows heat moving into your living space. Ventilation removes heat from the attic. One cannot substitute for the other, and in a Utah summer the airflow was often doing the harder job.

Baffles, and why they get skipped

A baffle is an inexpensive channel that holds an air path open at the eave so insulation cannot block it. They are cheap, they are standard, and insulation crews do not always install them.

To be fair, this is a gap between two trades rather than anybody cutting corners. The insulation crew is scoped to insulate. The roofing crew was there years earlier. The space between those two scopes sits in your eaves, and no one owns it.

How to check whether yours got buried

Go to the edge of the attic where the roof meets the outside wall, and look down toward the eave. You are looking for a clear air path and for daylight at the vents. Insulation packed right up against the underside of the roof deck at the eave is the problem.

If you are planning insulation work

Ask one question before the crew starts. How are you keeping the intake vents clear, and are you installing baffles?

If the answer is uncertain, get the ventilation looked at first. It is a cheap question now and an expensive discovery later. And if you are doing a new roof and new insulation in the same season, tell each crew what the other one is doing.

Check your own attic in about ten minutes

You do not need a contractor to find out whether this is your problem. You need a flashlight, a thermometer, and one trip up the hatch.

One more thing while you are up there. Check where your bathroom and kitchen fans discharge. A fan venting into the attic instead of outside is pumping moist air straight into the space you are trying to dry out.

Ten minutes, twice a year. That is the whole habit, and it is the cheapest thing in roofing.

By the time I get called about a hot upstairs, the family has usually spent a whole summer fighting it. Thermostat wars, window units in the kids' rooms, an air conditioning tech out twice who found nothing wrong.
